How do I adjust my patio doors so they slide easily?
Begin by vacuuming out the top and bottom patio door tracks. Then clean the tracks with detergent and a stiff brush. If the door is dragging at the bottom, manipulate the adjustment screw found near the bottom tracks with white lithium grease. This grease in an excellent lubricant at low temperatures.
I can't get my bedroom plug-ins to work.
Check to see if it is a switched wall plug and turn on from the wall.
I would like to add a fan to my fireplace - do I need special electrical work to have this done?
All fireplaces are ready for a fan installation and a switch is already wired in the wall.
If I have any problems with my funance, do I contact the builder or call the emergency number on the furnace?
In the event of a breakdown, you are to call the emergency number indicated on the furnace. Additional information is also available in the equipment literature. Occasionally the controls on automatic systems fail. These generally only require minor adjustment. IF YOUR FURNACE FAILS TO START:
1. be sure the switch is on;
2. check the fuse or circuit breaker for blown or tripped breakers;
3. review the operating procedure in the furnace manual.
My exterior plugs (or a bathroom plug) doesn't work.
Check your Ground Fault Interrupter (G.F.I.) and reset if necessary.
My fireplace doors are fogging up - are they faulty?
Leave the fireplace on for a while and it should dissipate. Sometimes a cloudy film will appear on the inside of the glass caused by natural gas residues. This can be cleaned with the manufactures recommended fireplace glass cleaner. (i.e. Timer Fireplace Cleaner from Canadian Tire)
My furnace fan and bathroom fan seem to be running all the time.
The Building Code requires the installation of a timer on your furnace fan. It is set for two 4-hour periods each day. Your lower level bathroom fan is also wired into this timer exchanging the air in your home at regular intervals. When you turn on this particular bathroom fan, it will always activate the furnace fan as well.
My smoke alarm is too sensitive.
Smoke alarms will continue to get more sensitive over time. They will need to be replaced as they collect dust and insects and they breathe smoke, cooking oils etc that over time cannot simply be wiped or vacuumed away. Each unit is interconnected and it takes only one active alarm to set them all off. The unit closest to a cooking source or in and near the garage where there may be exhaust and oil present are the most likely suspects.
There may also be an issue in the summer where windows are open creating a draft through the home. The draft aids the cooling of the home but it may also give a sensitive alarm a reason to activate. If you suspect a certain unit is the issue you can try cleaning or vacuuming the grill to see if this solves the problem. You can also try exchanging it with another unit from a different location within the home.
As annoying as the alarm is, it is important that no unit be left disconnected or removed. These units are triggered by a small amount of smoke and as a result are also sensitive to other airborn issues.
Any Electrical wholesaler carry smoke alarms (Gescan, Gough, Westburne), but there are 2-3 different manufactures and each installation has to have all the same brand as they are interconnected. It is always a good idea to take one of your smoke alarms with you when you go to purchase a new one.
Our appliances were included with the purchase of our hme. Who is responsible for them during the warranty period, the builder or the manufacturer?
Each of the appliances supplied by the builder will contain an operating manual and a warranty registration card. This card must be filled out and returned to the manufacturer's supplier for service.
There are a number of small cracks and nail pops in the walls. Are these covered?

There are a number of small cracks in the basement floor. Does this mean that we are going to have problems with leaks?
Hairline cracks on the surface of the basement and garage floors are common and are due to shrinkage of the concrete. They do not leak, are not structural flaws and therefore should not be a concern.
We are experiencing a musty smell in our guest bathroom. What causes this?
Some homeowners will experience a stale odor in the taps of infrequently used fixtures - bar sinks, utility sinks, tubs, or showers. Regularly running water in seldom used fixtures will solve this problem.
We are experiencing some floor squeaks. Are these covered?
This problem arises as a result of the drying process. We will repair any excessive floor squeaks, once, at the end of the first year.
