Our home building process, the Dilworth Blueprint Program, encourages a great deal of “personalization” by the homeowner.
Our goal is simple: to provide you with the home you want.
Our Sales Consultants, Design & Estimating Department and Project Managers will guide you through the process.
Whether we are building you a detached, single family home or a strata townhome: the most likely starting point will be the specific home site, lot or unit placement you select.
Detached Single Family Homes:
Selkirk, South Ridge in the Mission, Tower Ranch, Armstrong Plateau
In detached, single family homes you will select the building lot based upon its specific location within the subdivision. This choice might be related to, the view from the lot, its overall size or its placement along the streetfront and of course your overall budget.
You will actually purchase your lot first as a separate transaction which will in fact save you several thousand dollars in Land Transfer Tax (LTT). The lot purchase agreement will obligate you to enter into a home building contract with us, within a specified time frame.
As virtually all our new homes are build on hillsides, and this requires conformity to the nature of the specific site: the general type of home (2 storey, bungalow walkout etc.) will be determined in advance, for each lot, by our engineering experts.
The selection of your home model or plan, from our large library of proven favorites is usually the next step.
How many bedrooms, bathrooms, parking stalls etc. do you want? Do you want a formal dining room or more casual eating nook off the kitchen? Do you want your laundry room on the main floor or tucked away on the lower level? Will you in fact be finishing your lower level or basement right from the start? Do you want to make some minor internal wall changes to the plan?
The answers to questions like these will direct you to a home plan that “works” for you and your family.
Once your lot and home model or plan is selected, the detailed siting of it, and the exterior treatments you have in mind must be established and these must be in conformity with the communities Building Scheme and Guidelines.
These Guidelines as they are commonly referred to, require your siting and exterior selection and landscaping submission to be reviewed and approved by an architectural consultant who will ensure, your home blends perfectly with your immediate neighbours and the neighbourhood at large.
Once you have your lot chosen, your siting and exterior treatment plan approved, your home plan or model selected (with any modifications you may require) we will be in a position to estimate for you the cost of building your new home.
At this point you will be called to a meeting, your Pre-Construction meeting, whereat you will meet your Project Manager, who will supervise the construction of your home and an Estimator, who will explain in detail the Allowance, Change Order and the accounting processes which will allow you to monitor the cost of your new home so that there will be no surprises.
There will still be a number of choices, (selections) you will want to make under the various categories of Allowances including: flooring (generally carpet, tile and hardwood), cabinetry (for kitchen, bathrooms and perhaps laundry room or entertainment bar) and lighting (both outside and indoor fixtures, pot lights etc.).
We have an excellent collection of suppliers in each category who are very familiar with our process. They will not only treat you like the preferred customer you are, but will also communicate with our construction staff to ensure the timely and smooth deliver of your new home.
Once all your selections have been made, their associated costs identified to you and construction is underway: you may visit your home during the construction process by appointment through the Sales Consultant. Or you can simply arrive on completion day and walk though you new home.
While the process may seem at first glance to be complicated, it can (as it is in most cases) a very logical and smooth flowing sequence of events. We do this every day and have for years: we will make it as easy for you as possible.
Townhomes
If you are considering one of our strata townhomes, some of the selections have already been made for in the form of exterior finishes, landscaping etc.
You will select your unit from within the overall site. This choice will most likely revolve around the model or plan and its specific placement within the site.
You do have the opportunity to personalize the interior of your home. This might include some minor structural changes to wall placement. It will most certainly include your selections for various components of your home under our Allowance protocol for floor, cabinetry, lighting, (and depending upon the project: appliances).
